If you have spent any time searching for office space, you have probably seen listings labeled Class A, B, or C. But most explanations stop at Class A is nice, Class C is cheap. That is not very useful when you are actually trying to make a decision.
Here is a plain-English breakdown of what these classes mean in practice, plus an honest take on where flexible workspace fits into the picture.
Class A: The Trophy Buildings
Class A is what you picture when someone says corporate headquarters. High-rise or prominent low-rise buildings, newer construction, premium finishes, professional management, and locations that are easy to find and easy to impress clients in.
You will typically see:
- Staffed lobbies and professional security
- High-speed fiber and solid tech infrastructure
- Covered or structured parking
- On-site property management
- Higher price tags: often $40 to $60+ per square foot per year in DFW, before NNN expenses
Class A makes sense if your image is a core part of your business and you are ready to commit to a longer-term lease. Law firms, financial advisors, and larger professional services companies tend to land here.
Class B: The Workhorse
Class B is where most small and mid-sized businesses end up. And honestly, it is where a lot of smart businesses choose to be. These buildings are usually 10 to 25 years old, well-maintained, and offer solid space at a more reasonable rate.
You will typically see:
- Functional lobbies and common areas (not flashy, but professional)
- Adequate parking
- Good bones, sometimes with dated finishes
- Pricing in the $25 to $40 per square foot per year range in DFW suburbs, depending on location and NNN
Class B is a legitimate, professional option. Most of the suburban DFW office parks you drive past every day are Class B.
Class C: Functional, But Know What You Are Getting Into
Class C buildings are older, often 25 or more years, and typically located in less prominent spots. The finishes are basic, maintenance varies, and you will want to look carefully before signing anything.
That said, Class C can make sense for:
- Businesses that store inventory or do light production and do not need to impress walk-in clients
- Early-stage companies watching every dollar
- Uses where location and aesthetics are not a competitive advantage
Just go in with eyes open on what repairs or upgrades might be needed.
Where Does Flexible Workspace Fit?
Here is the honest truth: most small business owners searching for office space do not actually need a traditional lease. They need a professional place to work, meet clients, and focus. And they need it without a 3 to 5 year commitment.
That is where coworking and private office memberships come in. At Caddo, we are not trying to be a Class A trophy building. What we offer is:
- Private offices from $499 to $3,849 per month, flat rate (no per-square-foot math, no NNN surprises)
- Furnished and business-ready options: walk in and work
- 60-day cancellation instead of a multi-year lease
- A professional environment in the suburbs, close to where you actually live
Is that right for everyone? No. If you need signage on a building, a large team under one roof, or specialized buildout, a traditional lease probably makes more sense. We even wrote a post about it: 7 Reasons You Should Not Use a Caddo Office.
But if you are a solo operator, a small team, or just tired of working from home, the class of the building matters a lot less than whether the space makes you more productive and more professional.
The Simplest Way to Decide
Ask yourself two questions:
- Do I need to customize or brand my space significantly?
- Am I ready to commit to 3 or more years?
If yes to both, start touring traditional office space and get crystal clear on your all-in monthly number (base rent + NNN + utilities).
If no, flexible workspace is probably worth a look first. It is a faster path to professional, and you are not locked in while your business figures itself out.
